  1. What kind of pets do you allow? Do you permit exotic pets?
    Animals must have proof of current vaccinations, proof of weight when full grown, and breed documentation. A maximum of two (2) pets are allowed per apartment and you must provide a photograph of each pet. The following breeds are prohibited and will not be accepted: Pit Bull Terriers, Chows, Doberman Pinschers, Rottweiler’s and any other breed generally considered aggressive or deemed aggressive by state or local officials; Other Prohibited Animals – Rodents and ferrets.
  2. How many pets may I have?
    Max of two pets per household.
  3. Are there any deposits, special fees, or monthly charges to have a pet?
    One-time pet fee of $350.00 and $25.00 monthly per pet.
  4. What must I bring with me to tour an apartment?
    Photo Identification.
  5. What are your fees and monthly charges?
    • Application fee is $65.00 per lease holder
    • Move in fee of $450.00 (depends on credit)
    • Flat rate utilities package additional to rent

  6. What is acceptable “proof of income” to sign a lease?
    Two recent paycheck stubs, letter from employer, most recent tax return (3rd party prepared), offer letter, student grant, or employment verification.
  7. What happens if I qualify for an apartment, but my roommate does not?
    Income wise – you will still both be leaseholders. If the secondary roommate fails due to background, they will not be allowed to move in. The qualifying roommate can still opt to move in on their own or find another roommate.
  8. Is my security deposit totally refundable?
    We do not have security deposits.
  9. If I get a job transfer, can I break the lease?
    Yes, to break the lease you would pay a penalty of 2 times the amount of rent plus any concession you received in certified funds. Once paid you will be placed on a 30-day notice to vacate.
  10. Can I change to a month-to-month lease plan after my first year?
    Yes, the rent would go to market with a $200.00 month to month premium.
  11. What utilities are included in my lease?
    None.
  12. How long is the term of the lease?
    6-13 months.
  13. Do you accept leases for short terms?
    Yes.
  14. Am I required to have renter’s insurance?
    Yes.
  15. Do you offer corporate apartments?
    Yes.
  16. If something needs to be repaired in my apartment, how do I report it?
    You can call the office at 630-717-9500 or submit a maintenance request online. If you have an emergency after hours just call the office and it will prompt you to contact the maintenance line.
  17. When is my rent payment due?
    Rent is due on the first of each month but you do have a grace period until the 5th. Rent is considered late on the 6th day of each month.
  18. What day of the month am I liable for a late charge?
    Rent is considered late on the 6th day of each month. At which point there is a $160.00 late fee and will only be accepted in certified funds.
  19. Will you accept electronic payments from my bank?
    Yes.
  20. Is there a place where I can pay my rent after office hours?
    Yes, either online or there is a 24-hour drop box located outside the leasing office.
  21. There is a person who might be staying with me for a while, is that permitted by the lease?
    Per the lease, guests cannot stay more than 14 days consecutively.
  22. Do you have reserved parking?
    We do have indoor heated parking for $95.00 monthly, this is a reserved space for the tenant.
  23. I have a motorcycle, where can I park it?
    Legally in a parking space or in your designated parking space indoors ($95.00 monthly).
  24. Can I install my satellite dish at my apartment?
    No satellites are allowed on the building.
  25. Do you have cable services?
    Yes, we accept Comcast, AT&T, and WOW.
  26. Does the property have a fitness center?
    Yes.
  27. Does the property have a swimming pool?
    Yes.
  28. Does the property offer on-site recycling?
    Yes.
  29. Are gas grills permitted at your property?
    No.
  30. Is there any additional storage space available at your property?
    Yes, we do have storage lockers for $15.00 monthly.
  31. Are residents permitted to paint their apartment?
    Yes, residents must prime back apartments before vacating.
  32. Will you accept my delivery packages for me?
    While the office will not sign or pay postage on packages we do have a locked package room across from the health club where carriers can drop off parcels.
  33. Do you have a list of Preferred Employers?
    Yes.
